Job Description
We have an urgent opening for Facility Manager - Technical role with a reputed company.
Location - Vikroli
Salary - 7-10 lac ctc
Qualification - BE Electrical/Diploma Electrical
- Maintaining the entire facilities 24x7 of Technical
- Providing support for Technical, Housekeeping, Pantry, Security and Gardening services.
- Co-ordination with contractors for service & maintenance AMC follow-ups on regular basis.
- Preparation of MIS report, budget sheet, invoices & various presentations on monthly.
- Prepare 52 weekly Planned Preventive Maintenance Schedule for all Electrical and H.V.A.C. system.
- Preparation of Environmental report, Vendor bill sheet, invoices on monthly basis.
- Preparing of Checklist for technical & housekeeping services & ensuring same to be followed by team.
- Take facility rounds of all premises on daily basis to identify issues and initiate immediate rectification actions.
- Lead & Drive the entire facility of M&E and Soft skill facilities to ensure the highest level of up keep.
- Control activities like STP, FFS & FAS, CCTV, Elevators, DG, Electrical, Plumbing and Civil works.
- Maintain all Electrical, HVAC, DG, UPS, BMS, AV, Firefighting and Plumbing system throughout commercial premises.
- Maintain all Electrical, HWS, DG, Envac, BMS, AV, F.F.S., F.A.S. STP, WTP and Plumbing system
- Repair Maintenance of ACB -433V, 800A, VCB 6.6 KV 230MVA, 800A.
- Provide appropriate directions and resources to improve performances through effective corrective and preventive maintenance management and troubleshooting and emergency response
- Establish and maintain multi-level and business unit relationships with clients ensuring a full understanding of the hierarchy and strategic vision of the client.
- To ensure that all the building Standards in order as defined by Management from time to time.
- To hand out guidelines for hygiene and safety to all common areas of the building.
- To make reports on the building for the employer.
- To manage and lead to ensure minimum disruption to core activities/services.
- Using performance management techniques to monitor and demonstrate achievement of
agreed service levels and to lead on improvement. - Carry out value engineering at each stage of work to optimize cost, quality and time.
- To provide all technical support to maintenance team.
- To look after all the services and requirement of the building like reception, housekeeping,
Security, Electrical, Plumbing, HVAC, Firefighting, CCTV, PA system, Parking etc. - To supervise maintenance staff for the building and assign them duties according to day to day requirement, routine, preventive, break down maintenance etc.
- To coordinate with all the office representatives/Tenants to ensure that they get proper Service from the maintenance staff.
- Responding appropriately to emergencies or urgent issues as & when arise.
- Attend planning and review of MOM with customers and sort out their problem
