- Company: ThoughtFocus Technologies Pvt Ltd Location: Mysuru, Karnataka Position: US Mortgage Title Search Associate Notice Period: Immediate to 30 days Shift Timings: US Shift only Role Overview: We are looking for the US Mortgage Title Search Associate is responsible for managing and coordinating the refinance process, focusing on title search and ensuring compliance with regulatory requirements. This role involves reviewing and verifying property titles, preparing and reviewing Closing Disclosures, and maintaining compliance with federal, state, and lender-specific regulations. The Specialist serves as a key liaison between borrowers, loan officers, and other stakeholders, ensuring a smooth and efficient refinancing experience. Responsibilities: Refinance Processing: Manage and coordinate the refinancing process from application through closing. Review borrower documentation and ensure all required information is accurate and complete. Liaise with borrowers, loan officers, and underwriters to facilitate the refinance process. Title Search: Conduct thorough title searches to verify property ownership and identify any liens, encumbrances, or other title issues. Review title reports and ensure all title conditions are met before proceeding to the next step. Resolve title issues in collaboration with title companies and legal teams as needed. Pre-CD (Closing Disclosure) Preparation: Prepare and review the Closing Disclosure in accordance with regulatory requirements. Ensure that all fees, costs, and terms of the loan are accurately reflected in the CD. Coordinate with the closing team to ensure timely delivery of the CD to borrowers. Compliance & Documentation: Ensure all refinance transactions comply with federal, state, and lender-specific regulations. Maintain accurate and up-to-date records of all refinance transactions. Assist in audit preparation by providing necessary documentation and information. Customer Service: Serve as the main point of contact for borrowers throughout the refinance process. Address borrower inquiries and concerns promptly and professionally. Provide clear explanations of the refinance process, title search results, and the Closing Disclosure.,
