Job Description
Role & responsibilities
- Strategic Planning:
- Developing and implementing strategic plans for effective management of estates and properties.
- Identifying opportunities for optimizing property assets and enhancing overall portfolio value.
- Property Acquisition and Disposal:
- Leading the process of acquiring new properties, conducting due diligence, negotiations, and finalizing transactions.
- Managing the disposal of underperforming or surplus properties to maximize returns.
- Legal Compliance:
- Ensuring compliance with local and state regulations and property management.
- Supervising legal aspects of property transactions, including contracts, leases, and agreements.
- Portfolio Management:
- Supervising the overall performance and financial viability of the property portfolio.
- Implementing strategies to enhance property values, rental income, and tenant satisfaction.
- Budgeting and Financial Analysis:
- Developing and monitoring budgets for property operations, maintenance, and capital expenditures.
- Conducting financial analysis to assess the feasibility of property investments and recommend cost-effective solutions.
- Spearheading the preparation of BOQs and optimizing Opex & Capex management for efficiency.
- Tenant Relations:
- Managing relationships with tenants, addressing concerns, and ensuring a positive tenant experience.
- Supervising lease negotiations and lease administration activities.
- Maintenance and Facilities Management:
- Coordinating and supervising maintenance activities to ensure properties are well-maintained and meet quality standards.
- Implementing efficient facilities management practices to optimize operational performance.
- Risk Management:
- Identifying and mitigating potential risks related to property ownership and management.
- Implementing risk management strategies to protect the interests of the organization.
- Team Leadership:
- Leading and mentoring a team of real estate professionals, providing guidance and support.
- Fostering a collaborative and high-performance culture within the estate management team.
