Job Description


1. Operations & Maintenance (Hard Services)

  • Manage daily operations of critical building systems including HVAC, electrical distribution, DG sets, UPS, fire alarm & suppression systems, plumbing, lifts, and BMS/SCADA.
  • Ensure execution of Planned Preventive Maintenance (PPM), attend breakdowns, and drive corrective and rootcause analysis to minimize downtime.
  • Maintain asset registers, warranty records, AMC schedules, and spare inventories.
  • Coordinate with OEMs and service partners; review service reports, SLAs, and performance metrics.

2. Soft Services & Workplace Experience

  • Oversee delivery of soft services such as housekeeping, pantry, security, pest control, landscaping, front office, and mailroom.
  • Implement daily checklists, hygiene audits, and quality checks for common areas, restrooms, and food service zones.
  • Drive employee and customer experience initiatives, including helpdesk management, guest services, and event support.

3. EHS, Compliance & Risk Management

  • Ensure full statutory compliance including Fire NOC, PCB norms, lift licenses, boiler and DG compliance, and electrical safety standards.
  • Maintain incident logs and track CAPA (Corrective & Preventive Actions).
  • Support adherence to ISO, OHSMS, and EMS frameworks (as applicable).

4. Vendor & Contract Management

  • Manage IFM/AMC partners and vendors including onboarding, performance evaluation, SLA/KPI monitoring, and renewal processes.
  • Conduct quote evaluations, negotiate contracts, and ensure timely PR/PO processing.
  • Lead monthly governance meetings and maintain vendor scorecards.

5. Budgeting & Cost Management

  • Support preparation of annual Opex and Capex budgets.
  • Track variance, optimize operating costs, and monitor utility consumption (electricity, water) and sustainability performance.
  • Assist in planning and execution of Capex projects for retrofits, upgrades, and energy efficiency initiatives.

6. Projects, Moves & Fit-Out Coordination

  • Support space planning, MEP modifications, civil repairs, moves/adds/changes (MAC), and fit-out works.
  • Coordinate with PMC, design, IT, and business teams to ensure timely completion with minimal operational impact.

7. Stakeholder Management

  • Collaborate with Workplace, HR, IT, Finance, business units, landlords, and society management.
  • Present operational updates, KPIs, and improvement initiatives during governance reviews.
  • Drive continuous improvement, process enhancements, and adoption of best practices.

Qualifications & Skills

Education

  • BE/B.Tech (Mechanical/Electrical/Civil) or relevant Diploma.
  • MBA/PGDM in Operations/Facilities is an added advantage.

Experience

  • 2+ years in Facilities Management / Corporate Real Estate / IFM operations.

Technical Skills

  • Knowledge of HVAC, electrical systems, fire safety, DG/UPS operations, and BMS.
  • Familiarity with CAFM/CMMS tools, MS Office, and dashboard reporting.
  • Understanding of Hyderabad/Telangana statutory norms and compliance frameworks.

Soft Skills

  • Strong vendor management, stakeholder communication, team coordination, problemsolving, and negotiation skills.Role & responsibilities

  • Asset uptime, MTTR/MTBF targets
  • SLAbased helpdesk ticket closure
  • PPM compliance and audit scores
  • Zero nonconformities in statutory & EHS compliance
  • Utility metrics and cost optimization

Work Schedule & Travel

  • Standard business hours with flexibility for emergencies, weekend activities, and PPM schedules.
