Job Description

Key ResponsibilitiesProperty Sourcing & Market Expansion

  • Identify potential commercial properties suitable for co-working operations (office buildings, IT parks, standalone assets, mixed-use developments).
  • Build and maintain a strong pipeline of landlords, brokers, developers, and property owners.
  • Conduct micro-market analysis to identify high-demand business locations.

Feasibility & Due Diligence

  • Evaluate properties for commercial, financial, legal, and operational feasibility.
  • Prepare property business cases including rental benchmarks, ROI, payback period, and risk assessment.
  • Coordinate with design, projects, finance, and legal teams for due diligence and approvals.

Leasing & Negotiation

  • Lead end-to-end lease negotiations including commercials, lock-in, escalation, fit-out clauses, exit terms, and revenue share models (if applicable).
  • Structure win-win leasing models aligned with Innov8s expansion strategy.
  • Ensure timely closure and documentation of lease agreements.

Stakeholder Management

  • Act as the primary point of contact for landlords and channel partners during onboarding.
  • Work closely with internal teams (Design, Projects, Legal, Finance, Operations) to ensure smooth handover post-signing.
  • Represent Innov8 professionally in all external engagements.

Execution & Reporting

  • Ensure timely acquisition of properties as per regional expansion targets.
  • Maintain accurate trackers for deal pipeline, closures, and conversion ratios.
  • Provide regular MIS and market intelligence reports to leadership.
