Job Description
Role & responsibilities
The Project Manager is responsible for the end-to-end execution of commercial building projectsincluding planning, scheduling, resource allocation, quality assurance, cost management, and stakeholder coordination. The role ensures the project is delivered safely, on-time, within budget, and according to design specifications.Key ResponsibilitiesA. Project Planning & Scheduling
Prepare overall project execution plans, WBS, timelines, and milestones.
Develop budgets, resource plans, procurement schedules, and risk management strategies.
Review construction drawings, specifications, and BOQs for execution.B. Site Execution & Monitoring
Oversee daily activities for civil, structural, MEP, faade, finishing, and related works.
Monitor contractor progress and ensure adherence to the approved construction program.
Conduct site inspections and ensure compliance with codes and technical standards.C. Contractor, Vendor & Stakeholder Coordination
Manage subcontractors, suppliers, and consultants throughout the project lifecycle.
Coordinate with architects, structural consultants, MEP teams, safety teams, and authorities.
Resolve site disputes, technical issues, and approval delays proactively.D. Cost Management & Budget Control
Monitor project cost vs. budget, track variations, and approve change orders.
Validate contractor bills, running account measurements, and procurement recommendations.
Implement value-engineering options to optimize budget.E. Quality Assurance & Safety Compliance
Enforce QA/QC procedures at all stages of construction.
Ensure site safety, toolbox talks, and adherence to HSE standards.
Track and close NCRs, safety incidents, and compliance issues.F. Communication, Reporting & Documentation
Prepare weekly/monthly progress reports, MIS updates, and dashboards.
Maintain all project documentationapprovals, permits, correspondence, RFIs, and completion records.
Lead review meetings with management and clients.G. Handover & Project Close-Out
Conduct final inspections, snag list closures, and compliance checks.
Ensure completion documentation, as-built drawings, warranties, and O&M manuals.
Achieve timely handover and client satisfaction.
Requirements
Educational Qualification
Bachelors Degree in Civil Engineering (mandatory).
Masters in Construction Management / PMP Certification (preferred).Experience
10 18 years of experience in managing commercial building projects (offices, retail, corporate buildings, industrial, mixed-use).
Proven record of executing medium to large-scale projects independently.Technical Skills
Strong knowledge of civil, structural, MEP, finishing, faade, and safety standards.
Proficiency in project management software (MS Project, Primavera).
Good understanding of tendering, contracts, BOQs, and drawings.
Expertise in budgeting, billing, and vendor management.Soft Skills

Strong communication & negotiation skills.
Risk management & problem-solving ability.
Client-handling & decision-making capability.
